Let them go.... with the stipulation that you can start advertising and showing the unit ASAP- they make sure the unit is in good condition and kept clean during the process.When people need/want to leave, they will..... the lease wont stop them.

The small difference in the interest rate there is unlikely to change your cash flow that much, and it almost always makes more sense to hang onto more of your cash as long as a deal cash flows.
