If you're the buyer how cheap do you need to buy the property to make dealing with the tenant yourself something you're willing to do?

will I have to move to Ohio just to BRRRR some cheap houses?!

I think our biggest problem is that a mile down the street you can get a little cheaper $50-75 place but it's in a different school district and it's well... cheap. 

They are cheap for a reason. 

I know some people who had to wait 1-2 years to sell.Having said all that real estate can still be had fairly cheap.

So why have all the dead weight.If you're looking for tech solutions I know that there are a few cheap options to offload some of the basics.

Memphis has some very cheap houses that can get decent rents in rough neighborhoods. 

My recommendation based on my client's experience and the size of your conversion is to make this a cheap date. 

@Mark Sewell  I agree it seems like you have the top of your funnel set up pretty well, and it is usually pretty cheap to get video views or engagement but effective for getting your name out/ building brand awareness.
