In both cases the unit we were selling was the biggest, the best located or something that made drove demand such that a buyer would approach the owner just in case a deal could be done.

Tell them what sources you expect your revenue to come from & if you plan to have any real estate holdings, etc.A good CPA should be the one to tell you which type of entity to set up because there are several big tax differences when it comes to LLC's, C-Corps, etc.
