In the great state of Iowa it requires 2 years as an active realtor to manage properties unless you are doing so under some one else.

Your tax assessed value of the land/building has nothing to do with the actual value of the land and value. 

There are pros/cons for doing so.You transferred items that may be considered passive to active income.

In either case, my opinion is that much police activity suggests that this is not a class C area.

From the seller, definitely get history, insurance, tax info, any planned special assessments, major repairs, any warranties (foundation, waterproofing, roofing, etc), a copy of all leases to review as part of a formal accepted offer, etc.
