The length of the process relies heavily on the demand for rental properties in the surrounding area.

Since my post, my client was buying full-priced higher-end homes, all on one street, and I was able to pre-lease using live videos and virtual tours, set the market rate, higher than the surrounding homes, help him get it made ready, any new additions, shared my resources in terms of contractors, get him everything he asked; copies of leases, deposits, etc.

@Jesse BarahonaI would stay out of dry cleaning & laundry, unless it’s only a drop off storefront and you send everything out to be laundered elsewhere - I know a guy who has 4 of those in surrounding towns and he just pays another company to pick the clothes up, launder it, and either deliver it or bring it back to his stores.

I am confident however I can raise rents a minimum $100 per door to match surrounding rent prices.

This IS the place to be as you set out on your RE adventure in whatever lights your fire (flipping, wholesaling, MFH, ABNB, etc.....) you have a place here, surrounded by like minded and like hearted people.
