@Sam Nadar what about a regular conventional refi and do another FHA on your next one?

Even if you get lucky with long term tenants who accept regular rent increases, you can't count on that when running the numbers.

We cleaned out front landscaping bed, removed a fence by front sidewalk, added additional signage to increase visibility.

Working a regular 8 hour day I would end up being over 12 hours away from home with the commute, be prepared for that lifestyle.

I see a holistic strategy of blending your investment funding from 1) QRPs and you 2) regular liquidity.

I want to work, study, and enjoy the city so I’ll never be home but I do want a clean place with 1 garage port or at least a driveway. 4bed and 3 bath enough for 3 other tenants .

that may stay longer than 1 year.can off load expenses (mowing the lawn, carpet cleaning, etc.) 

Or I learned today you can send it certified mail, regular mail AND post it.

Would it be wiser to simply take what I normally contribute to 401 and keep in a regular savings account that I can access without a penalty so that if I find a property I like I can invest without the hassle?

We are fairly new to the game and have only done regular wholesale deals prior to this, so I am needing some help.
