Am I not accounting for something?

The city is run down, and not in a good location.... what am I missing here?

Am I wealthy- absolutely, but not necessarily in cash on hand.

Also important is being able to find a reliable property manager in the area.I'd love to hear from local investors – am I looking at the right areas?

I realize that you want to have as little out of pocket as possible when purchasing properties (to minimize your risk) but at the same time if the markets ever turn south you won't be over leveraged (or am I seeing this thing clearly).

Am I getting this right ?

Am I obliged to pay at the country of LLC's origin?

Am I missing something?  

Also, am I really able to dive into obtaining a license without know which state I'll be in yet?

That knowledge of my lack of knowledge pointed me in the direction of what I needed to learn and enabled me to start to fill in the gaps.By no means am I where I need to be, but I feel that I am on the right track now.
