I've seen posts here which explain CR as an apples to apples comparison for a market...if the driving forces (demand etc) are consistent, is the CR variability simply how the sellers are pricing the property?

I saw up front that they somehow had to use the rest of the income somehow.BUT saying all that,,,I also see the other side that THIS program forces the issue and does what 'most' all borrowers dont do.

@Simon Li The biggest issue I see here is that one party can simply decide to leave the partnership at a time when it might not be convenient for the other party to buy them out; yet you are forcing that other partner to buy them out at that time.

However, this is where investing in RE is different than stocks ... with stocks you do your research and can buy and sell, but other than that you give up control over the investment ... in REI, you maintain control over the investment ... you can actually force the value to go up via remodel, you can force the income up if you buy with under market rents, etc.
