We never did rent it to anyone other than my sister-in-law for a short time.I now live in what will probably our "forever home" and am interested in getting into real estate to start making some passive income and ultimately quit my day job.I have listened to a TON of the bigger pockets podcasts and am primarily interested in renting, however, I also don't mind getting my hands dirty and have dabbled in contracting some jobs out myself so may get into flipping as well.My wife and I are big fans of Dave Ramsey and are within about 5 years of paying off our house.

If IRS doesn't get proper notice the lien is undisturbed and remains a lien on the property.The other thing to keep in mind is that even if the IRS is given proper notice they maintain a 120-day right of redemption.

I've just had to get 2 units replaced myself in the last month (and it's not cheap) so that's fresh on my mind. 

I don't mind it because I have enough reserves to cover the mortgage until the deposit comes in.

What are you paying for rent to yourself if you dont mind me asking.Can you give us the bedroom counts and what ur renting the other units out for?

However...several of the cities you listed were ones that came to mind when I was digging up data on tourism rentals.

Jim,, we are seeing that here in PDX as well... and I am good with a market that does not have multiple offers.. it makes it very hard for people and agents to make a living if you only have a 1 in 10 shot of buying the house you want..so some stability and slowing down in my mind is a good thing.but what I see on BP is people read the hyperbole articles that misquote things.. and the next thing you know they are worried its 2008 all over again.. which ( and I could be wrong of course) but none of my bankers or those in know in finance world think is a risk.. only risk would be metros losing major employment.. then it affects everyone landlords businesss and prices..

Always keep in mind the true purpose of screening is to find reasons to reject applicants not reasons to accept them.
