We're doing a very large, all custom one... garage tear down + rebuild with addition & ADU.Total build is ~2,200 sq ft with half that being the ADU (above the garage/addition).

I think super detailed stuff like tax law is interesting, and I have plenty of experience with 1031s and SFR investing, but a Turnkey operator on a forum shouldn't be your tax advisor ;) Sorry to raise your hopes and then dash them - I will speak more carefully in future.All the best,Clayton

@David Krulac I know this is a bit off topic but you seem very knowledgeable on the subject.  

The coincidences are adding up now to where I'm very suspicious. 

The property already came furnished, but we had to replace most of the furniture because it was very cheaply done, Plus, it had no theme and we really wanted to make it a special themed airbnb.

This is the best company you will every do business with.

And should I follow the 1% rule to see if homes are even worth it( only because house prices are very high)

I'd recommend checking local rental comps with 1.5 baths to see the specific rent premium in your area.Hope this helps, and best of luck with the rehab!
