A few common items to be on the lookout for: Look everywhere inside and out for peeling or missing paint and fix as necessary, test windows to make sure they open, can stay open, close, and lock (old wood windows may have problems doing this regularly or be stuck all together), review basement for any signs of standard black, non-toxic mold/standing water, make sure all stairs are cleared of tenant items (no bikes, boxes, etc.).

It was an open vaulted ceiling with floor to ceiling windows on a slab.Normally this wouldn't have been a problem, except in this house the owner had some electrical issues and decided to take the cheap way out to repair it by running all the wiring outside the walls in channels like you would find in an industrial application.

There is also significant damage that can happen from mowing the yard such as rocks being thrown by the mower and breaking windows etc., and if you take responsibility for it, then you take responsibility for all of it.

People within that 2 or 3 month window, it's more like 70%, if I start deleting that more recent data, then I screwed up b/c there's about a 70% chance I would otherwise have actually used that information to help someone buy a home.
