(Place is in great shape, and in 4 years have had essentially nothing serious happen).All that being said, I was wondering if there was a way to lower my monthly mortgage, ideally to get it down to about 1500/month so then we would be breaking even and I can stash even more cash away to buy up my next property.

We are still in a very good shape.  

I was in no way, shape, or form trying to skirt the law. 

Hopefuly your lease clearly states the acceptance in ”as-is” condition.(2) If it’s in worse shape now, it’s highly likely it’s because of their usage.

I have around 25k in the bank, and my car is paid off so I am in pretty good shape.

Try to find the per sq ft for the recently sold land. taking into account the shape, condition (structures if any), and zoned usage.

If you can get an absentee investment property that earns you are 5-6% cash on cash return then you will be in good shape with a steady growth rate on your investment.  

It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio. 

You know the sales trends and which areas inside the market are better than others.
