If you are young and have not collected kids, dogs, and commitments, I'd suggest putting your head down, delaying gratification, working your a$$ off (get a second job, drive for uber, deliver pizzas, buy a pressure washer and knock on doors asking to pressure wash driveways, etc.), living off of next to nothing, and looking up in 12 months to re-evaluate.

That's $9,200 lost, which equals over two years of profit lost!

You're generally seeing $150-$200/door unless you do a really strong BRRRR and pull out most/all of your capital (then it tends to be less).

When I flew back a month later to change the locks and do a few things to get rental ready-3 neighbors from 3 different homes came to my door.

Would need to run an IRR on the two but my guess is the $ now would be a lot better off in the long run as at 8% interest only is $1733/mo compared to 1394...  

We run two other vacation rentals and I could include the numbers on those as examples of how we've done to show the lenders that we can operate a vacation rental successfully.
