I bought a three unit apartment building in Andersonville (north side of Chicago) for 145,000 back in 1996.

In cases when an oral or written lease has terminated by lapse of time (“without cause eviction”), the tenant must be given at least 3 (three) full days and at least until the end of the time period to which he or she would normally have been entitled to vacate the premises.

I have seen real state passed two or three generations with no probate and no deeds filed.

This may be sufficient for the total down payment on the next deal.  

We bought the house three years ago because it was closer to our kids' private school, but it coincidentally had a rental suite.  

If this is the extent of the damage, and there is no underlying/ongoing problem, then cutting out the loose material and spackling should be sufficient (and painted of course).

I started real estate investing about three years ago and I focus on the Sterling area in Virginia.

My idea is to buy a property every three years and create a pasive income structure for me and my family, any sugestions?
