I have worked with a few partners and it gets a little stressful if everything is not set up right.

So far, these neighborhoods seem like safer makers for good quality renters, yet good rental property investments that could potentially generate good cash flow: Lower Broadway,Upper and Lower Roseville, Fairmont, Society Hill, North Ironbound and Ironbound District. 

Don't stress.  

Now, I’m not saying over pay for it, but since you’re living there you’re gonna be the one directly dealing with the tennets... the better the location you buy in the better quality of tenant, the less general stress you’re going to have in every area of this.

It makes you tense and makes the experience stressful. 

I think you can get past the above scenarios with your savings on hand and available credit but you'll be stressing a lot.
