My 2 cents-Only pay a commission for properties you successfully close on (several hundred dollars is a good amount).Suitable candidates include:Soccer Moms- always chauffeuring kids around the neighborhood, strong social network with other Moms.Drug Dealers- they know where all the vacant properties are (I don't need to explain why) and cover a lot of distance in their various errands.Students- Usually on low incomes and are keen to take on part time jobs.Treat all these people special.

I have joined an investment club in Atlanta Georgia which is about 100 miles from where I live.I have attended meetings and I have met investors at this social club.The distance from the office in Atlanta, my job are temporary deterrents from my being able to achieve the possibilities the dreams I have.I have had set-backs in my life, 'who hasn't!!!

Due to the size and amenities of the units, I  only see a $20-$30 per unit rent increase available, which will keep us priced just below the competition, and affordable to the social security "Little Ladies Club" Here is the Aggressive Part..I originally planned on having this paid off in 10 years, hence the $3,300.00 monthly mortgage payment.
