That’s a lot of potential business I could lose over a simple misunderstanding.  

I listen to their list of needs and made every effort to make the transaction as simple as possible for them.

It's very simple compared to others, but not overly so, and it does all the things you mentioned and more.

They are proponents of a Resource based Economy and sustainable living. there are a lot of people that want to live simple lives in small communities but most of them don't have any money and are lacking connections so there is definitely a market for this!

It might sound complicated but it's pretty simple and safe.   

Real estate is such a simple business easily defined income and expenses.

There's no simple answer, but just using a  blanket percentage will result in the wrong number more often than not. 

Wholesaling is simple and easy anyone can do it.
