No firsthand experience, but every time I've seen this question come up the responses indicate that for a few small units LLC will not protect you better than simply adding an umbrella policy to your insurance while being more complicated and expensive to maintain.Also many snags to consider such as banks not likely to finance residential property to the name of an LLC, transferring to an LLC later can trigger a due on sale clause in your mortgage, if you mix personal funds and LLC funds to pay for something you can negate all legal protections.

Thanks for the responses, before I  respond, I cant seem to locate my thread via the main menu of the Forum I have to go to the MY DISCUSSIONS section and I never saw it in the new posts section.

In the description of the property agents are saying,"Buyer is responsible for C/O and certs".

One of the guys gives me the numbers at the end of the year to use for tax purposes and I really act like an absentee partner.

My employer offers a 403b with no match and I'm not sure I should take use it if that's my goal two years from now, or if there is a better way to shelter my savings for the purpose of investing in real estate in approximately 2 years.

I haven't read the posting at the link you provided, nor have I done this or any wholesaling either, but if this would be done by the wholesaler taking some form of equity position in the property, in lieu of collecting a wholesale fee, then I would think that this would be addressed in the deed showing the form of ownership as well as identifying the owners of the property (as well as some other partnership agreements/documents detailing ownership structure and management responsibilities).
