The more bids you get for drywall, plumbing, HVAC, electrical etc. the better.

The only "regulated" trades here are roofing, electrical, plumbing, windows and hurricane shutters.

I would rate the neighborhood as B- Most of the people that live there are older 55+Regarding inspections, I have not had it inspected yet but I am actually training to be an inspector and I tested all outlets and plumbing and foundation stuff.

Planning for hvac ducting, air return, stairs, possible plumbing for bath, vent stacks, etc etc etc.

No ducting for HVAC, terra cotta plumbing under the house, odd electrical setups.I'm thinking that I could probably pick up a dump of a house in a transitioning area and knock it down to build a new quadraplex.

First it may mean this entire building needs a replumb or major plumbing overhaul at least on the drain system.
