Nice neighbors and children playing outside is not my definition of bad part of town.

It was during the height of the pandemic so that might have played a role in my experience.

I think they should do what the divorce agreement stipulates and stop trying to play games.

Trying to go for market rent isn't the right play for me but I would give it a $50 bump or so as @Bill Brandt said.Nothing wrong with having the conversation and see how it goes then make decisions after both a conversation and inspection.Also, well done on the analysis. 

They do a very VERY high level credit overview to get you an approval letter then when it comes down to it, during the transaction, the underwriting is much more intense and they fail a lot of loans if the client is too close to the wire.

Essentially, it's quite a capital intensive project and finding financing for this will be very difficult.

Not everyone is playing by the same rules today.I have been doing this for 20 years and would not consider doing an eviction on my own today with all the crazy local rules. 

I just remind her this is a long term play for early retirement and we really don't need the money today. 

It is definitely a worthwhile pursuit but you have to remember you are running a mini-hotel service and is definitely more management intensive.

If so, it could be more of an appreciation play.
