@Addison Estes you have a tremendous advantage with your background in construction and specified repair areas, if you apply that properly you should be able to pick up some properties that others wouldn't want to touch.

I'm in favor of a short term lease (they can pick the period, but then you set the price) or another 12-month term with the standard rental rate.  

I'm getting outbid way about asking the last few weeks, so I think I've been priced out of that market, but were fortunate to pick up two out of the 20 or so we went for.    

I currently own, free & clear a few A-/B+ class SFR properties. 

Do nothing and the trash gets picked up, snow gets shoveled, pests get killed, and other bills you never expected to pay will be payable.

I currently use the Quickbooks Class feature. 

So if a house is listed for rent for $1000, it most likely rented for $1000 or lower, but Rentometer would always pick it up at $1000 even if it actually rented for $950.

What class of tenants are these?

Which is I'm currently looking at other areas I can relocate to where deals aren't so scarce they get picked up by investors within a week.
