My husband used to be in the industry, and I had already started the real estate training, so we were able to take our experiences, and the recognizing of other companies short comings, and create the exact opposite style of business.We have 24-48 hour lease turn around times, we communicate with our owners/investors frequently, and we're growing everyday.We know a lot of people in the industry as well, so we have teamed up with a couple of brokers, and we have a team of contractors as well.

i found it the best way to get to know a contractor.Then ask to see an ongoing project he has, if not ask before and after photos, the SOW and even if he can some invoices will be great.The last thing is your filing, if over the phone you feel like you do not have a good conversation move on.if your flip is in Minneapolis i have a good one there DM me. i

You need the seller to be: alive, willing to be notarized, talk to servicer, cooperate with your CPA, never have credit problems, never file BK...... until you get a new loan and properly change the title.You can get a title report but seller can ongoing put you at risk.Insurance is NOT "assumable" you need new policy.
