I'm still learning the site and generally have to view on a mobile device, so I think that's hindering my searches a bit. 

I like a lot of commercial or non mfh apartments like mobile home, self storage, office space but I am not sold on the retail side.

I really saw the power of real estate when she sold a mobile home on 2 acres in SC for ~$100,000 profit.

AirBnB is an amazing gambit in Brazil and temporada agencies are underestimated.

While you need to check with your local building and/or permitting agency (which isn't as scary as it sounds) as to the feasibility of doing this on a particular property, it may make sense in an area where the density has increased or where the demand has shifted to smaller units with good locations like DC.  

There are many agencies out there that will give you a place to do your 2 years of mentoring before you can go out on your own.  

This still doesn't address the liability or agency issues.

My wife has her license and she is working with a brokerage agency but our property management is private and not part of the brokerage company she is working for. since she has her license, can she operate as an independent property manager?

I have a few lots that could fit the mold for nice Mobile Home lots or small spec houses ( $100-120k price range). 

I would be interested in hearing how this one turns out, if its a mobile park and they haven't been there 7 years it might be worth looking into.
