hello everyone so I'm currently going thru an issue with my x girlfriend she signed on the deed and loan for 2 houses we purchased, but the mortgage payment only comes out of my account for the better part of 6 years which is as long as we had the property I also put the entire downpayment from my sole account as well is there anything I can do to someone get her off the deed?

My 2 cents to the mix would be The ADU is the only way so far [SB 9 and 10 not withstanding] - You should be able to take the SFR and do an attached JADU up to 500 sq ft, then you can [lot size permitting and every city has its own code so do some research] another detached or even attached regular ADU - and as long as you live there as owner occupied you can live in the SFR part, rent out the ADU and JADU- the twist we do is to rent out 30+ days as a furnished rental.

People who rent by the room are typically college students, younger individuals, and/or those closer to the lower end of the earnings scale as people with money tend to purchase homes or rent entire homes.Credit checks, landlord references, 3x income to rent are typical and you can include what you feel is necessary so long as it is legal to ask for.East Valley is a large area.

It seems like as long as you make it clear in your listing there's an ADU in the back that's off limits, you shouldn't have any problem just listing the 4br house.
