As I understand it, tourism is one of Fiji's largest industries, and there is no shortage of resorts as far as I can tell.

Also your monthly expenses are greater as you must cover all utilities and tv and internet services.  

Lots of variables depending perhaps how long they've been there, are the utilities on and in who's name?   

Over lunch another attendee told me he’s usually in the buying position, as a manager in the IT industry.

Industrial in Minneapolis and Chicago seems like 8% or so, by the time I adjust for location and uniqueness I\m in the 10 to 11% range. 

In addition, my many years in the mortgage industry provided great real estate financial knowledge and access to capital.

I am always looking for people that are immersed in this industry that I could look to as a mentor and learn from.

Have you factored in holding costs (insurance, utilities, taxes) and selling costs (commission, tax/deed fees, etc)?

Even though I've worked within many parts of the industry, there's still so many areas I haven't touched so not sure I could speak to them.That being said, speaking from experience as someone who worked their way up the SFR route with fix and flips, buy and holds, and other creative financing strategies, here's who you might want to know: - Wholesaler/bird-dogs (or somebody who finds deals for you)- Investor Friendly Mortgage Lenders (for financing)- Investors in the areas you want to buy in.
