Ive read books and listened to podcast but cant seem to find the strength to take that first step.If anyone has been in a similar situation, I'd appreciate hearing about your experiences and how you overcame the fear and uncertainty to take that first leap into real estate.

There are some situations where a well-seasoned investor can borrow 100% of the purchase price and come out smelling like a rose, but only because they have the experience and they can absorb the loss if they screw up.Increase earnings.

But I have seen and heard some really funky stories so I’m here to see what experiences others may have had. 

I’m new to this so wondering how you all with experience would handle a situation like this.

I would also prioritize trying to replace your regular 9-5 job and then gradually increasing your income with more experience.

Does anyone have experience in this market and can recommend good local managers?

A bad tenant can screw things up royally and/or make your day to day life harder than necessary especially if you have little experience with such matters.

I'm using my logic not my experience to come up with this but I'm hoping to get some insight from experienced BP members on the oder of opperations for attacking a rehab.thanks in advance.

In my experience, its already too late to get a deal if its already listed in such websites.
