I had been thinking for the last year plus that this house was the one on my block that met the perfect "driving for dollars" criteria- yard never kept up, weeds growing from gutters, chipping paint, etc.  

With all that being said, I am considering Virtual wholesaling, I'm under the impression that it wouldn't be viable seeing how I couldn't drive for dollars and would have to pay to find all leads as well as  finding boots on the ground.

A good landlord can keep rates surprisingly low whereas lax management drives it up much higher.

My tenants are nurses, social workers, very stable jobs, driving high end cars but not too often they want to buy.

However you're also just a short drive to the Villages to visit your parents.

I am interested in buy and hold rental property in the Montgomery, AL and surrounding areas.

Experienced investors will want to help you if you show initiative, drive, and genuine interest.
