and thats why they should sell at a discount  but you know people are chasing yield these days  so for me I would need to know what the interest rate is to start with.. most commercial performing paper you can easily get 7 to 10% on GOOD notes with no issues.. so not sure why you would step into these if they are owner occ and all the hoops you have to jump through unless you can get 15 to 30% yield via a discount. 

After you have done 2 or 3 fundings through them, they should offer you a discount for loyalty.

Typically, this is going to be the title company you will be using anyway since the buyer pays the escrow fees and the buyer gets discounts at their own title company.

The larger side of the house has 3 BRs, 1.5 bathrooms and a great deal of storage space.

The report said all the big things were ok but after the closing I got my own inspection report on the house and found it had rotten wood in the roof, leaking and mold in bathrooms, sinking foundation and a broken HVAC system. 

Did your tile in the bathroom cover the entire shower, or did you stop short?   

When I put my rooms up for rent in my 4 bed 2 bathroom, I started them out at $850 and found out very quickly I would not have an issue filling the extra bedrooms.
