It seems to me that your return on investment may be in the single digits.

I also use local ads (news papers, Craigslist, etc) to gather info for prices.

The websites and newspapers have nothing.

consumer.Response rates are measured in the single digits and, of that, the responses which result in profitable deals is still a small percentage.You need to be prepared to make a substantial investment in such a campaign with little or no expected return.

Account Closed  unfortunately I have done many many of these.they vary by state .. if its a trustee sale they can be as inexpensive as 1500  in a state like MS TX GAIn CA I would count on 2500 to 3000.. have not done one there in years.. but publication in the newspaper is one of the big expenses.There are trustee service companies that specialize in this.. as stated call one and get a quote.Northwest trustee services in SEattle is one I have used they are very big.

If inventory is shorter than six months, advantage seller.Double digit YoY increases are also an indicator of buyer demand. 

No matter how friendly people are, when you own a piece of property you often end up resenting that someone else gets to traipse across it or dig it up when necessary.

If you were to invest $100k in a note fund you could spread your capital out over 20+ notes, and help diversify risk while making double digit returns.
