The good news about this is, that it makes investing in Milwaukee very predictable - areas that have historically done well, have developed better in the last 5 years that the average, which brings predictability and low risk.I definitley agree with you on the economic outlook.

I would think that the tax's on the additional income would make it a wash.In addition you might (I'm not 100% sure) lose the 250K tax free deduction when you sell your primary residence, as it could be argued that it is ... well, a rental property and not your primary residence.When you have multiple properties and travel between them, it makes sense, not so sure on a single residence or everyone would be doing it and it would be all over the news, internet.

Having your IRA own a stable asset that produces consistent income might be better for the IRA than investing in paper assets that shift in value with the news cycle.Comparing an IRA investment in real estate to a personal investment in real estate is comparing apples and oranges.  

But a good insight none the less and based on the news of Amazon getting into the RE game that video ( already 3 years old) seems to have seen this coming. . .
