I would think it would be a very unique situation where this might happen.

If you are great at Calc or some subject in school and a rando freshman sent a message to school asking for free tutors to snap them so they could receive free guidance would you think lots of people would reach out?

Why do you think purchase contracts are so long and have such small print?

It's wise to think about these things even if you're 10 years away from selling. 

These properties are currently being rented for a great amount with great cash flow.Most of the time, these properties are not in the worst condition, but they are not new either (I think about $10-20K in repairs needed) or even properties that have great tenants paying great rent in them.Now, if I analyze the MAO with the standard calculation (ARV * 0.7 - repairs - fee), it won't make sense for the seller, and he won't sell it (found out the hard way haha).What do you guys do in that situation?

I think house hacking with a significant other is a huge benefit.
