My suggestion is to find some type of distinction/certification that doesn't cost a fortune.  

- Miami Beach is very strict on short-term rentals and issues the highest fines in the country ($20,000) if you are caught operating a short-term rental without all the proper licensing, certificates, etc.

The NFIP does have the increase for Pre-firm properties (anything built before 1973) if the property isn't rated off of a Elevation Certificate (EC) this is the government's way of forcing the homeowner to get these documents.

I haven't seen many speak about it , but when I first started I had a CD [ Certificate of deposit ] that I could break in case of an emergency.

If the taxes are in arrears you can likely buy a "tax lien certificate" by paying just the overdue taxes.

More often than not, we get a printout from a web site where for $20 you can get an official-looking emotional support animal "certificate".

Make sure to use contracts (your form not the subs) and get necessary paperwork (certificates of insurance, etc...).
