When we went to pickup the fans and humidifier we had our sump plugged in with an extension cord, when we arrived back at the house I found the sump was unplugged by one of the tenants - not cool!

I'm estimating a 7% ROI if I use 10% for CapEx, Maintenance, and PM, with zero vacancy.If I add in 8% vacancy as a very safe estimate, I get 6% ROIDon't let your maintenance and CapEx bite you in the butt later!
