When we went to pickup the fans and humidifier we had our sump plugged in with an extension cord, when we arrived back at the house I found the sump was unplugged by one of the tenants - not cool! 

I would plug in 10% for a fourplex.

Cozy says it will take 3 days....will it really, or are they just covering their butts because of potential counterparty delays?  

Lack of capital is my current challenge.If you're looking to get plugged into REI networks up north, they are a little sparse.  

I'm estimating a 7% ROI if I use 10% for CapEx, Maintenance, and PM, with zero vacancy.If I add in 8% vacancy as a very safe estimate, I get 6% ROIDon't let your maintenance and CapEx bite you in the butt later!

You need to 1) Plug into your local national REIA, 2) Find a CPA, 3) Find contracts and a lawyer so you can be fully legal in your state.  

If you are just plugging in one tv or computer it's fine.

The other houses just smelled better as work happened (I also stick plug in scent things that work well).I have an offer on a house that stinks to high heaven.
