Hi all and members of apartment investors,I joined the BP family today after a whole year of listening to all of you guys.

Since I owned some key pure city domains which badly needed MLS data, I decided it was easier to pick up my broker's license and have access to the data.

I have private money guys at 6% that LOVE it.

Should be able to make 40-60k+One of the guys that works for me bought one for 36,000 put about 10 into it, bunch of sweat equity himself and friends the first month before he moved is young family in.

Two landlords in town tell me they go all electric for the reasons discussed on these forums (one bill for tenant, one sec deposit, etc).My HVAC guy tells me 1-2 of the bedrooms will be difficult to maintain warmth and the cost to heat will be very expensive for electricity.

@Ajay Keluskar  Hi Ajay, Like the others are saying in this thread, you cannot get discouraged by one bad property.  

I'm really worried about getting a bad contractor because I've heard so many horror stories. 

Unless you listen and say, "OMG, these guys are horrible.  

I've heard bad reports about excessive expenses because of required use of General Contractors.
