@Adam B Henderson I'm not sure of the weather in VA, but in Columbus, we have rental seasons (March thru October) and the months in between can be tough at times to find renters because no one wants to move in the cold.

Thanks for service, @Sean Snizek - you've earned the best tool in an investors belt, access to VA loan rates.

For example, in Virginia if the local assessor finds they missed assessing square footage they can correct the assessment for the current year (2015) and up to three prior years (2012-2014).

. $800 estimates are actually high, I was paying $560 a year in NC and VA.

We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.
