If you're going to invest out of state, look into 3-5 different markets that interest you and research them and their drivers.

But since MTR became popular especially in Vegas we just went to our broker who placed the tenant for a lease fee and its worked great.. its a nice way to go this MTR.. 

In your situation, seek out a partner who is already experienced in this type of acquisition and managing the same.Share split?
