Aside from interacting on this board and reaching out to prospective operating partners here, I recommend doing the same in the MHU boards and reaching out to smaller MHP operators.  

Would like advice and feed back on great schools to attend that supply interactive learning.

I would like to tag along ask questions, help fix little problems and deal with the daily interactions with managers, tenants, partners, etc... 

I'm not encouraging the utilization of debt, simply highlighting that this particular client didn't explore or was never aware that she even qualified for financing.

The potential cash flow from STRs is great, but I would encourage you to run the numbers as a traditional long-term rental in case the short-term option doesn't work out.Are you planning to do another house-hack on the new property, or will it be exclusively a STR?

I am very happy to hear about the positive outcome but encourage you to address the root of the problem which caused you to consider firing this PM.
