The benefit of the Series LLC is that the formation of each series is simple, since it is a private document that you can create from your computer at home - which sounds like it would make your life a bit easier.

I find actual case histories to be very helpful.

You might start by simply looking at the history of the homes you've worked on over the last 5 years.

While I wait on this documentation, I also sent an email to the HOA (and CC’d the contractor) where I provided a recap of  the discussion with the contractor.

The intermediary must be an unrelated 3rd party who's only role is the documentation and processing of the 1031 itself. 

Sounds like this client either is not bright enough to understand your documentation or is trying to cheat you.

You can actually create more “children” series from your computer at home, as they are private documents.

I cannot see how them signing an English document, and only speaking and writing in Spanish would make sense.

Plus, I've used attorneys to create all kinds of documents for me and it's really not that expensive.
