In the case of the nit-picky tenant, we have found they are usually satisfied knowing they can have the "cosmetic" changes done that they desire, but once they know the actual cost of the request, and that they would be paying for it, rarely do they wish to proceed.

also, unless there's been a significant change in the last 5 years, Bound Brook has had significantly higher taxes for the area (even before flooding) for a less than desirable school district,  I don't recall the tax rates changing related to the flooding.If you own anywhere along that river/Brook it's wise to have the property checked for flood zone and have tenants sign off that they know they're in a flood zone.

Investors take into account holding cost, closing fees, and overage.Indeed: money is made in the buy; you get paid on the sale.I'd amend that formula to look more like this:(ARV * 70%) - repairs - holding costs - closing costs - your expected/desired profit = MPP.
