That property is in the suburb Cabot with good schools and close to the Air Force base but little to no appreciation. 

How well you source, negotiator and create spreads is up to you, not outside forces.

These high paying employers are now requiring that their staff return to the office 3 - 4 days a week which force their staff to live closer or rent out a room during the week to as opposed to WFH during COVID.

More often than not, the Cops simply tell them to move along and stay clear of that property, unless they have forced or otherwise gained entry INTO a structure.

It'd have issues such as an inability to get conventional financing that'd force it to be priced for quick-sale.
