Anytime I write an extension there is an escalating rate for overstays (that is because summer rentals in the area go for higher weekly rates).

Some companies will include the Liability while others write it as a separate policy.

As an alternative, there are some programs that can write a $2M$4M General Liability on the property. 

If you plan to make any repairs or rehab, get all estimates and quotes from your contractor in writing.
