You have a right to screen and approve anyone who will be living in your property as well as collect extra rent and security deposit for each additional occupant if you wish.

I could easily create a short form on there asking the basic screening questions for requesting a showing I imagine...or direct them to a short screening form on rentapplication.net I imagine. 

@Dana Whicker , I'm feeling like that's the crux of the issue - that line which seems unnecessary anyway and should be removed from my contracts as I really don't need it. 

Perhaps you could have found out more during a screening interview, prior to accepting her application.We make it clear to all applicants that false or misleading information on a rental application will result in denial.
