May be I'm not getting your question, but looking for some niche that produces a reliable income at 15 or 20K monthly isn't realistic, you may average such amounts, but there are to many other factors playing on RE markets to act like some production type market.

You do not need a vehicle for everyday life as public transit is efficient and reliable; for those occasions when you do need a vehicle, there are car-shares or vehicles for hire.
