Large MF deals require 20% down, the borrower (or team) need to have experience and you need cash reserves. 

Some of this might be stronger Consumer Policies in more Consumer friendly states.

I am located in New Jersey so it would be great to chat with other investors / actors in the market and get some perspective on potential team members, neighborhoods, prices, etc.

There were an endless number of steps I had to complete to bring this deal to fruition including building a local team from across the country, putting in many offers, passing on several bad properties, and getting my financing lined up so I could pounce on this opportunity right when it hit the MLS.

I definitely recommend Joe Massey and Castle and Cooke, his team is the best at executing for investors.

You can scold them ..you can get a team of lawyers to draft up an iron clad lease stating they must clean daily .. you can post up notices .. but at the end of the day a slob is a slob and always will be 

You then begin to create your team of real estate agent, lawyer, accountant etc.You also need to insure you have a high credit score, good paying W2 and cash savings for DP and reserve funds.

Putting more EM down (don't go crazy, but do more than average for your market) makes your offer look much stronger and you're still protected by clauses and the contract to get your EM back (but remember, the seller does have to sign to agree so it can tie your money up for a while!)
