Homeowners who want to sell their house but not go through the process of fixing it up and then waiting for the stars to align just right are the people you want to be speaking to.

Definitely reach out to some local lenders and see what kind of products they’re offering that are not on the shelf.

The linear line is the productivity.

You offload all the maintenance on your tenant/buyer and basically just keep the spread acting as a middle man between two groups of people who have money trouble.The rock star version of this is you do it with nice $300,000+ single family houses and sell them for 20% above fair market value (sale for $365,000 or more) to people who have excellent income but crappy credit, so they're willing to overpay and bet on an appreciating market so they don't mind as much being skinned alive on both the above market rent and above market sale price.Like I said....somewhat dubious morality here, but legal in many states. 

I want to be productive with my time.

You devote energy to it and position your product (you) to be the best possible value proposition around. 

Now you determine what cash-on-cash you want and what loan product fits that goal.

I've thought of starting with them despite the additional work to get the Executor on board, because I hear it can be quite a productive list.
