If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

If they can't sell in the next few days, they are going to have to go through an agent, dealing with this from another country.I have the feeling they are so stressed out right now with everything going on that they just want the house gone so they can move away with some cash to start their new life.I don't know what to do here.

Happily I was able to make it as stress free as possible for her to sell her rental and we got a good deal in a good part of town :)  Yea the deal is great but the feeling of genuinely being of service is pretty hard to beat.

One thing I do not think that is stressed enough is that good rental areas attract good tenant (obvious), but they also attract the better property managers which is more important when you are investing remotely.
