A single mother of a adult kid with a disability, and a full time nurse, wanted to buy another house.

I am looking at a property here in FL that is listed as a single family for 470k but is functionally a triplex (3/2 house with a guest house in back that has 2 units, one is a 1/1 and the other is a studio, both units in guesthouse have kitchens).

I'll check with my accountant to be sure.  

But I'm not entirely sure the best way to find good deals on single family homes at that price point.Or is there something else you would recommend entirely?

At $250/night (This is mostly a guess as to value of a VIP room) with 28 nights it would be 42.8 years to break even without accounting for inflation (today's dollars are worth more than tomorrow's dollars).Do you get any of the return from the room being rented out on the days other than the 28 days? 

.) - Get with your CPA/accountant with your plan, so there's no surprises.- Work with a realtor who has experience with 1031 exchanges (whether it's as an investor or helping past clients)
