Photograph everything before you start cleaning-though without similar photos of the move in condition, you may have problems with some things.Then decide if you want to keep the home as a rental or sell it.

You're putting in 80k all in, and selling potentially for 115k after 4 months - I think you could find an area with better margin in my opinion. 

It may make more sense to sell and buy a different property.Regarding that property, don't assume an LLC is the best path.

I have not bought anything from them, but I see their deals all the time.Most of them way over priced.I think their model is buy dirt cheap, sell  very high and convince people by offering 3 years rent guarantee. 

I am considering selling the place, but not sure if I should given that I have a 142K loan in place with pre-payment penalty, or if I should just see this eviction through and just try my hand at getting another tenant in there vs possible lease optioning the home out.
