It would be easier to try and convince the seller to increase their LTV to 75%.

They potentially getting a rental in Glastonbury, Farmington, Avon or the like town would lead to more appreciation and higher rent.

More supply could hit the market, for example, or cap rates could expand fast and leave the developer trying to figure out how to rent and hold the units.

I did a 6% rent increase  ($90) for 2023-2024 and did a less than 2% increase ($30) this renewal 2024-2025.

Have you seen the business financials and previous years rents along with looking at that the banks will want to see its 100% occupied without vacancy to hit a Debt service ratio of 1.25% Minimum in most cases.

Currently rents for $2400 on a 12-month lease.

There are some opportunities (potentially) developing in the Sunbelt with a steady increase of inventory over the past few months, but we still have yet to see prices drop materially. 

And our family loved visiting when not rented.
