If you're confident enough with asset segregation in the LLC and not concerned about personal liability, then, just go without.Make tenants carry renter's insurance and reimburse them.Anyway, not that I'm recommending it, but for scenarios where a property is worth 50k in a isolated LLC, I don't see the upside to paying 1k in insurance.Here's the view of a claims professional who doesn't sell, but deals with the aftermath of bad things happening.

I don't know if you can only claim depreciation for the first 27.5 years of the life of the house, or 27.5 years from when you buy it.Hopefully some of the tax guys will come in here and give you a more solid answer.

(only a few states have these), affidavits of death of a joint tenant (non-spousal) and sometimes quit claims right before death are some of the ways property gets inherited without a probate action.Happy researching!

I do think a motivated seller would rather call a marketing piece with a face vs a regular yellow letter or post card.I'm gonna bump this again to see if can get any more feedback before I spend a few thousand on marketing materials with my Mug all over them.AG
